Who needs a UAE bank account

This is for you, if you:

  • Are buying property in Dubai: developer instalments, utilities and service charges are far easier to pay from a local account
  • Rent out property: rental income and tenant cheques are collected on a UAE account
  • Plan a mortgage: UAE banks will not lend without a local account
  • Are relocating or already hold residency: salary account, debit card, Apple Pay - everyday life from day one
  • Run a business: a corporate account for your free-zone company and payments worldwide

We will be honest - it is not for you, if:

  • You want a dormant “just in case” account: banks close accounts after 6-12 months of inactivity
  • Your source of funds cannot be documented: the bank will decline it, and we do not take such cases
  • You are looking for an “anonymous” account: those do not exist in the UAE - banks screen every client

Why open a bank account in the UAE

FAB and Emirates NBD are the largest banks in the Middle East. Accounts are multi-currency (AED, USD, EUR, GBP) and work with SWIFT worldwide. The ANPA Estate team in Dubai guides the process from bank selection to an active card.

Direct contacts at 4 banks

We work with personal relationship managers at Emirates NBD, Mashreq, FAB and the digital bank Wio. We know what each bank expects on documents, account purpose and source of funds - and match the bank to your situation, not at random.

Weeks instead of months

A walk-in application often drags on for 2-3 months and ends in a refusal with no explanation. With documents prepared in advance and the file submitted through a personal manager, a resident account usually opens in 1-3 weeks.

Options without residency too

Digital banks do not open accounts for tourists: Wio works only with an Emirates ID. Non-residents can use savings accounts (in branch, with a minimum balance) or a corporate account for a company. And buying property from AED 750,000 earns a residency visa - with full access to every bank.

We reduce the risk of refusal and blocks

We help you prepare the cover letter on the account purpose and the source-of-funds documents the way the bank expects them. We work only with legal, documented sources - which is why refusals among our clients are rare exceptions.

Which option fits you

Three answers - and you will see a realistic option. This is a preliminary guide based on public bank data; the exact choice is made at a consultation.

How the account opening works - step by step

  1. Consultation and bank selection

In 30 minutes we review your situation: citizenship, residency or Emirates ID status, account purpose (personal or business), expected turnover and currencies. We suggest 1-2 realistic options and quote the support cost for your case straight away.

    1 day
  2. Document preparation

We help assemble the file: passport, visa or Emirates ID, proof of address and income, 6-month bank statements, source-of-funds documents; for a business account - company papers. We arrange certified translations that UAE banks accept.

    3-5 days
  3. Submission via a personal manager

Trusted specialists book you with a personal banking manager instead of the general queue. We accompany you at the meeting and help with translation - in person or by video call. Residents apply to Wio online; we help with the app.

    1-2 days
  4. Bank compliance review (client screening)

The bank verifies the source of funds and runs its screening. If questions come up, we help prepare the answers and supporting documents: declarations, statements, contracts. We work only with legal, documented sources of funds.

    5-14 days
  5. Account activation and card

You receive your IBAN (account number), a debit card and access to the banking app. We show you how to link Apple Pay and Google Pay and set up SWIFT templates for transfers from Europe and worldwide.

    2-5 days
  6. Support after opening

We stay in touch: we help with the first transfers and with bank queries when larger sums arrive. For large deposits (usually from AED 1 million) we help you connect with the bank’s Wealth Management team.

What you gain and what risks you avoid

What you gain

  • A personal account with an IBAN in AED, USD, EUR, GBP - no conversion losses when travelling
  • A debit card of an international payment system, Apple Pay and Google Pay
  • Two-way SWIFT transfers: Europe, Asia and worldwide (via correspondent banks)
  • Rental income and service-charge payments from a local account - no international fees
  • Instant transfers inside the UAE via the Aani system
  • A corporate account for a free-zone company - payments worldwide
  • Access to UAE mortgages and Wealth services for larger deposits

What you avoid

  • A refusal over incorrectly documented source of funds - the most common reason for walk-in applications
  • An account block on the first large transfer over an unclear purpose
  • A large minimum balance frozen at a bank that does not fit your profile
  • Hidden fees: monthly maintenance and penalties for dropping below the minimum balance
  • Months of waiting in the general call-centre queue
  • A compliance review dragging on because of an incomplete file
  • The bank closing the account after 6-12 months of inactivity

Frequently asked questions

Can foreigners open a UAE bank account in 2026?

Yes. Restrictions apply to specific banks and to individuals on sanctions lists, not to all foreign nationals. UAE banks work with clients from Europe, the CIS and worldwide provided the source of funds is transparent. Over the past two years dozens of our clients have opened accounts with our support; refusals are rare exceptions.

What minimum balance do I need?

It depends on the bank and your status. For residents: Wio Personal - no minimum balance, Mashreq Neo - from AED 3,000 (~$820). Non-resident accounts - usually from AED 25,000. This is a minimum balance, not a fee: the money stays yours and is available at any time. Data as of July 2026 - bank terms change.

How long does opening an account take?

With residency - usually 1-3 weeks: Wio opens in 5-7 days online, classic banks take 1-3 weeks including the review. Without residency it takes longer: banks review non-resident accounts for 3-6 weeks. The exact timing depends on the bank and how complete your file is.

Can I open an account without residency and an Emirates ID?

Yes, there are two paths. First - a non-resident savings account (Emirates NBD and several banks): opened in person at a branch, minimum balance usually from AED 25,000, limited functions. Second - a corporate account for a free-zone company. If you plan to use UAE banks seriously, consider residency via property from AED 750,000: with an Emirates ID every bank opens on resident terms.

Can I open a UAE account remotely, without flying in?

Practically no. Digital banks, including Wio, require an Emirates ID - that means residency. Banks open non-resident accounts in person at a branch. The realistic plan: combine the opening with a trip to Dubai - the application takes a single meeting, and we handle the rest remotely.

How much does ANPA Estate support cost?

The cost depends on the bank, the account type and your situation - there is no flat price list, every case is different. Special terms apply for ANPA Estate real estate clients. Send a request: in 30 minutes we will review your case and give you the exact cost and timeline.

What if the bank declines my application?

First we find out why: banks do not state the reason officially, but feedback usually comes through the personal manager. Most often it is the source of funds or the account purpose. Then we switch banks (one refusal does not mean another) or strengthen the file: a resubmission after 30-60 days succeeds in most cases.

What documents are needed to open an account?

The basic file: passport, entry stamp or visa, 6-month proof of income or a tax return, 6-month bank statements from your home country, and a UAE tenancy contract (Ejari) or hotel booking. For a company account - incorporation documents and a Trade License. All translations are certified.

Will transfers from Russia and the CIS reach a UAE account?

Working routes exist, but they change with sanctions restrictions: some Russian banks are disconnected from SWIFT, so the available option depends on your bank. Transfers from Kazakhstan, Uzbekistan and Armenia run normally. Before the deal we advise the current route for your bank. For transfers from $50,000 the UAE bank requests proof of the source of funds - we prepare the documents in advance.
