    We build a shortlist of 5-8 properties in Antalya, Alanya or Istanbul. We offer real estate from reliable developers whose documents and title history we check in advance, reducing the risk of a gap between the market price and the future appraisal.

  3. Deal and cadastral registration

    We help prepare the documents for a Turkish bank account (terms depend on citizenship and the bank’s policy). We control the SWIFT transfer and the issuance of the currency-purchase certificate (Döviz Alım Belgesi / DAB). We support the deal at the Land Registry (Tapu Müdürlüğü).

  4. Case preparation and verification

    We audit the SPK-licensed appraiser’s report. We collect and legalise personal documents (certificates, police-clearance records). We file the application with the Directorate General of Citizenship. We arrange a visit to Turkey to submit biometrics.

An investor came to us after a third-party broker: a contract for an Istanbul apartment at $410,000, but an independent SPK report showed $365,000 because of the developer’s cadastral history - filing as-is became impossible.
Solution
Our lawyers ran an audit, helped lawfully terminate the problematic deal without loss of capital and redirected the funds into a completed complex in Başakşehir with confirmed alignment of market and appraised value ($415,000).
Result
The programme was completed successfully; the investment status was confirmed within the authorities’ standard timeframe.

Situation
A request for a liquid asset in Antalya’s resort zone to diversify capital and gain international mobility.
Solution
We selected a completed apartment in Konyaaltı from a reliable developer for $405,000. Account opening, currency conversion, the DAB certificate and document filing - by notarised power of attorney, without personal presence at the interim stages.
Result

Frequently asked questions about Turkish citizenship

Can Russian citizens obtain Turkish citizenship in 2026?

Yes - the programme is open without restrictions to applicants from CIS countries. Third-country sanctions do not apply to Turkey’s domestic programme. You don’t need to renounce your first passport. That said, a citizen may have obligations toward their country of first citizenship (for example, notification requirements) - we recommend clarifying these nuances with specialist lawyers in your country.

Is the $400,000 minimum the contract price or the real value?

It is the value in the SPK-licensed appraiser’s report, which is mirrored in the title deed (TAPU). A higher market price is fine. If it is below the threshold by even a dollar, the property does not qualify. We offer only properties with a confirmed pre-sale appraisal.

How long does it take and do I need to be in Turkey?

Roughly 8-12 months with a correctly prepared package; cleaner cases can be faster. Your physical presence is needed once - to submit biometrics. The other stages (selection, the deal, opening an account, filing) can be handled under a notarised power of attorney.

Can I buy several properties?

Yes. The combined value of one or several properties registered to the applicant counts, provided their total SPK appraisal is $400,000 or more. The key is correct registration and a confirmed appraisal for each property.

Can it be done by power of attorney?

Most stages - selection, the deal, opening an account, filing documents - we handle under a notarised power of attorney. Personal presence is required only to submit biometrics in Turkey: one short trip.

Can I sell the property after 3 years?

The holding obligation is 36 months from the TAPU registration date. After that you may sell to any buyer. This does not affect your or your children’s citizen status: the citizenship is for life.

Can I include children over 18 or parents?

A single application for the $400,000 investment covers a spouse and children under 18. Adult children and parents do not automatically receive a passport via the same property - for them we design a separate, parallel legalisation track.

Do I have to live in Turkey after getting citizenship?

There is no residency requirement to keep the citizenship. Tax residency arises only if you spend 183+ days a year in Turkey - citizenship alone does not create it. The citizenship is for life and passes to children born after it is obtained.

Where can I travel with a Turkish passport?

A Turkish passport gives access to 100+ destinations: some fully visa-free, others with a visa on arrival or an electronic permit (eTA). The Schengen area, the US, Canada and the UK remain visa destinations. The exact list changes - check before travelling.

Can I apply for a US E-2 visa with a Turkish passport?

Turkey is an E-2 treaty country, but if Turkish citizenship was obtained through investment, US law (Public Law 117-263) requires 3 years of domicile - permanent residence - in Turkey before applying for an E-2 visa. So a Turkish passport is not a fast track to E-2: verify this strategy separately with a US immigration attorney.
